One building, one program
In a multi-tenant building, one suite’s pest problem quickly becomes everyone’s. Pests travel through shared walls, plumbing chases, elevator shafts, trash rooms, and loading docks. When each tenant hires their own pest control company, or treats only after a complaint, pests simply move to the next suite.A building-wide program fixes that. Every suite and common area is covered by the same plan, the same schedule, and the same records, so problems get solved instead of relocated.
What every building program includes
- Common-area service: lobbies, restrooms, stairwells, elevator lobbies, parking garages, loading docks, trash rooms, and mechanical rooms
- Tenant suite service on a rotating schedule, with access coordinated through building management or security
- Exterior perimeter protection around the foundation, entries, and landscaping
- Rodent monitoring](https://uspest.com/commercial-pest-control/commercial-rodent-pest-control/ at docks, trash areas, and ground-level entry points
- Integrated pest management (IPM): inspection, exclusion, and sanitation first, with targeted treatments where needed
- After-hours and weekend service so tenants aren’t disrupted
- [24-hour emergency response](https://uspest.com/commercial-pest-control/emergency-pest-control/) when a problem can’t wait
Callbacks between visits at no extra cost, backed by our Whatever It Takes Guarantee
High-rise and large office buildings
Tall buildings have pest pathways that smaller buildings don’t: vertical utility chases, elevator shafts, trash chutes, and shared HVAC systems. We map those pathways during the first walkthrough and build the treatment plan around them, floor by floor.
We work with building engineers, security teams, and janitorial staff so service happens on schedule without extra work for your team. For buildings with sustainability goals, our eco-friendly options support LEED operations, and our commercial division is led by a LEED-certified manager.
Common pests in multi-tenant office buildings
| Pest | Where we find it | What we do |
| German cockroaches | Shared breakrooms, restrooms, trash rooms | Gel baits and crack-and-crevice treatment, suite by suite |
| Mice and rats | Wall voids, drop ceilings, loading docks | Bait stations, monitors, and exclusion at entry points |
| Ants | Breakrooms, windowsills, lobby entries | Targeted baits and perimeter treatment |
| Drain and fruit flies | Restrooms, kitchenettes, trash rooms | Drain treatment and sanitation recommendations |
| Bed bugs | Suites, lobbies, and furniture, carried in on bags | Discreet inspection and treatment before they spread |
| Spiders and occasional invaders | Stairwells, garages, mechanical rooms | Perimeter and low-traffic area treatment |
A year of pests in Middle Tennessee office buildings
| Season | What buildings see | What we focus on |
| Winter (Dec–Feb) | Mice moving into wall voids, cockroaches in warm areas | Rodent monitoring, interior suite service |
| Spring (Mar–May) | Termite swarms, ants trailing into lobbies and suites | Termite inspections, perimeter treatment, ant baiting |
| Summer (Jun–Aug) | Cockroach and fly peaks, wasps at entries, garage pests | Trash room and drain treatment, exterior service |
| Fall (Sep–Nov) | Rodents moving indoors, stink bugs and lady beetles on upper floors | Sealing entry points, dock and garage rodent programs |
Tips to share with your tenants
- Report pests right away. Early reports keep a single-suite issue from spreading.
- Keep breakroom food sealed and empty trash daily.
- Don’t store cardboard boxes in suites or storage closets. Pests hide and travel in them.
- Let us know about leaks. Moisture attracts cockroaches, flies, and ants.

Can you service individual tenant suites?
Yes. We coordinate suite access through building management or security and service suites on a rotating schedule. Tenants can also call us directly with problems.
Do you provide documentation for each suite?
Yes. Service records show which suites and common areas were treated on each visit, what we found, and what we recommend.
Can you service after hours?
Yes. Most building work happens before opening, after hours, or on weekends, so tenants aren’t disrupted.
Do you work with multiple properties?
Yes. Property management companies can put their whole portfolio on one program, with one account manager and one invoice or separate billing per property.
Can you provide a certificate of insurance?
Yes. We provide certificates of insurance and can register in your vendor-compliance system.
How quickly do you respond to tenant complaints?
For urgent problems, our 24-hour emergency service is available at 615-757-6710.
Who pays for pest control, the landlord or the tenant?
It depends on the lease. Many buildings cover common areas and include suites in a building-wide program, while some tenants handle their own suites. We can work with management, tenants, or both.
What happens if pests come back between visits?
Call us. Callbacks between scheduled visits are included under our Whatever It Takes Guarantee.
