Most Middle Tennessee towns border one body of water. Mt. Juliet borders two: Percy Priest Lake’s coves and inlets to the south, and Old Hickory Lake’s quieter coves and the Cedar Creek Marina area to the north, with Cedar Creek itself running through the middle of the city. That gives mosquitoes more still, shaded breeding water within city limits than a single-lake town sees, and homes near either shoreline feel it most. Termites
Subterranean termites in aging 1990s–2000s subdivisions
Mt. Juliet’s older, established neighborhoods, built mostly through the 1990s and 2000s rather than the 1800s homes you’d find in Franklin or Gallatin, are now reaching the age where original builder-grade termite pretreatments and barriers wear out. Subterranean termites swarm in spring (typically March through May) and work silently below grade, so a home that’s never had a renewed inspection in 20-plus years is often the most at-risk, not the newest one on the block. An annual inspection and a monitored barrier are the difference between a routine treatment and a five-figure repair.

With large-scale developments like the McFarland project and Golden Bear Place breaking ground alongside the Providence corridor, Mt. Juliet has some of the freshest graded soil and newest landscaping beds in the region sitting right up against home foundations. That combination draws odorous house ants and gives subterranean termites an easy, direct path to new wood framing, pest pressure that shows up earlier than most new homeowners expect.
Rodents

As temperatures drop from September into November, mice and rats already displaced by grading and construction on Mt. Juliet’s newest developments move into neighboring, already-built homes looking for a warm winter shelter, a rodent push driven as much by nearby construction activity as by the season itself. Wasps & Ticks
Ticks and late-summer wasps & yellowjackets
Trails along Long Hunter State Park on Percy Priest and the Cedar Creek corridor toward Old Hickory both put pets and people in tick habitat during warmer months. By August, wasp and yellowjacket nests reach full size on decks and docks throughout the city, from lakefront properties to brand-new subdivisions. Both are seasonal, predictable, and very treatable when you stay ahead of them.

Termite swarms begin, hitting aging 1990s–2000s subdivisions hardest; ants become active in freshly graded new construction; the season’s first mosquitoes hatch along both lakeshores. Best window for a termite inspection.
Summer
(Jun–Aug)
Mosquitoes peak on both Percy Priest and Old Hickory; wasp and yellowjacket nests grow large on decks and docks; spiders are active in garages and storage areas.
Fall
