Mosquitoes

The Harpeth River runs directly through downtown Franklin, and it has a documented history of flooding neighborhoods like Moore’s Landing and Natures Landing and low-lying stretches along Del Rio Pike, Boyd Mill Avenue, and Liberty Pike. Standing water left behind after those events is exactly what mosquitoes need to breed, and homes near the river see far more pressure than properties up on higher ground elsewhere in the city. Termites
Termites in Franklin’s older river-adjacent homes
Franklin sits in the southern Nashville Basin, where soil holds moisture close to the surface, and that pressure is highest right along the Harpeth River corridor. The city’s oldest homes, many built in the 1800s and early 1900s near Main Street and Fair Street, carry decades of below-grade wood contact that makes them especially worth protecting. Termites swarm in spring (typically March through May) and work silently below grade, so an annual inspection and a monitored barrier are the difference between a routine treatment and a five-figure repair.

That combination draws odorous house ants and gives subterranean termites an easy, direct path to new wood framing, a different exposure pattern than the older, settled homes downtown see. New-build homeowners are often surprised pest activity shows up this early; we treat it as a normal part of the first year or two in a new subdivision.
Rodents

As temperatures drop from September into November, mice and rats move off the pasture and farmland still bordering Franklin’s newer subdivisions, particularly toward Thompson’s Station and College Grove, and into garages, crawlspaces, and attics looking for a warm winter home. Sealing entry points before the first cold snap is far easier than evicting an established population in January.
Spiders

Garages, older outbuildings near the historic district, and storage areas in newer homes are all places Tennessee’s brown recluse likes to hide, alongside the harmless-but-startling wolf spiders you’ll spot along the Harpeth River Greenway. Wasps & Ticks
Ticks and late-summer wasps & yellowjackets
The Harpeth River Greenway trail system runs right through Franklin, so ticks ride in easily on pets and pant cuffs after a walk along the water. By August, wasp and yellowjacket nests reach full size on decks and eaves in both the older downtown neighborhoods and the newer subdivisions alike. Both are seasonal, predictable, and very treatable when you stay ahead of them.

Termite swarms begin, ants become active in newly graded yards, and the season’s first mosquitoes hatch in low, river-adjacent spots. Best window for a termite inspection.
Summer

Mosquitoes peak along the Harpeth River corridor and after summer storms; wasp and yellowjacket nests grow large on decks and eaves; spiders are active in garages and storage areas.
Fall
(Sep–Nov)
Rodents move indoors from surrounding farmland and open lots ahead of winter; yellowjackets turn aggressive; occasional invaders (stink bugs, lady beetles) cluster on sunny walls. Prime time to seal up.
Winter
(Dec–Feb)
Rodents settle into attics and crawlspaces; overwintering pests hide in wall voids. The quiet season to plan exclusion and lock in termite protection.
